CERTIFICADO ENERGÉTICO
¿Qué es el Certificado de Eficiencia Energética de una vivienda o local?
Es un documento oficial que resume las características del consumo energético de dicha vivienda o local. Esta calificación va desde la A (más eficiente) hasta la G (menos eficiente).
¿Para qué sirve?
Informa del consumo de energía de inmuebles en condiciones estándar. De este modo, el comprador o arrendatario podrá valorar y comparar fácilmente sus opciones. Promueve la eficiencia y el ahorro de energía.
¿Cuándo es obligatorio tenerlo?
El Real Decreto 235/2013 exige disponer del Certificado de Eficiencia Energética al propietario de un edificio, vivienda o local que vaya a ser vendido o arrendado a partir del 1 de junio de 2013. También, deben tenerlo los edificios de nueva construcción. Además, la Etiqueta de Eficiencia Energética debe figurar en toda oferta, promoción y publicidad dirigida a la venta o alquiler de la vivienda o local.
¿Qué plazo de validez tiene?
10 años. Aunque puede actualizarse voluntariamente por el propietario del inmueble en cualquier momento.
¿Qué sucede si no dispongo del Certificado?
Si no se dispone del Certificado de Eficiencia Energética se está cometiendo una infracción, la cual puede suponer una sanción de hasta 6.000 euros.

WHAT IS THE ENERGY PERFORMANCE CERTIFICATE OF A PROPERTY OR AN ESTABLISHMENT?
It is an official document that summarizes all the characteristics of the power efficiency of a property or an establishment. This rating goes from A (being the most efficient) to the G (the least efficient).
WHAT IS ITS PURPOSE?
This informs about the energy consumption of a property in a standard condition. That way, the buyer or the tenant can easily evaluate and compare their options. This promotes efficiency and energy savings.
WHEN IS THE CERTIFICATE COMPULSORY?
As it is established of Royal Decree 235/2013 it is necessary to be in possession of the Energy Performance Cerificate of a building, property or an establishment that will be sold or rent from 1st of June of 2013. The newly constructed buildings should also have it. Apart from that, the Energy Efficiency label should be in all types of publicity, offers and advertisements of properties or establishments for renting or sale.
which is the period of efectiveness?
The duration of the certificate is 10 years, even though it can be updated by the owner of the property at any time.
what happens if i do not have the certificate?
If you do not have the Energy Performance Certificate, you are making an infringement, which can cost you up to 6.000 euros.

ЧТО ТАКОЕ ЭНЕРГОАУДИТ ЖИЛИЩА ИЛИ ЗДАНИЯ?
Энергоаудит предполагает обследование здания и оценку его энергоэффективности по шкале от А до G. Здание класса А потребляет наименьшее количество энергии, в свою очередь класса G – наибольшее.
ДЛЯ ЧЕГО НУЖЕН СЕРТИФИКАТ?
Этот документ определяет трату энергии жилища в среднем состоянии. Благодаря этому, покупатель или арендатор может оценить квартиру и сравнить свои варианты. Так же, он содействует эффективности и экономии энергии.
КОГДА ОБЯЗАТЕЛЬНО ИМЕТЬ СЕРТИФИКАТ?
По Указу Верховного Декрета 235/2013, с 1º июня 2013 года, Сертификат Энергоэффективности обязан иметь каждый владелец жилища, здания или учреждения, котороее далее будет продано или арендовано. Так же, сертификат должны иметь новостройки. Кроме того, этикетка энергоэффективности должна быть в любом предложении или всех типов жилища на продажу или аренду.
КАКОВ СРОК ДЕЙСТВИТЕЛЬНОСТИ?
Срок действительности документа 10 лет, хотя владелец жилища может возобновить его в любой момент.
ЧТО СЛУЧАЕТСЯ ЕСЛИ НЕТ СЕРТИФИКАТА?
Не имение Сертификата по Энергоэффективности, считается нарушением, которое санкционируют до 6.000 евро.
